What prompted our move was to help my in laws out and also for better job opportunities. The area we moved from was St. Cloud, Florida to Largo, Florida. The type of realtor we were looking for was a honesty, and reasonable price. We choose to work with Chad because my parents and my grandmother worked with him before with the sale of their house and buying their house. The thing that stood out the most to us was the engineer certificate which was a hassle to get but with the help of Chad we finally got it. If you are selling a manufactured home make that has a carport attached make sure that the engineer certificate is in your paperwork prior to listing the house

Chad did an awesome job as our real estate agent! I knew he would be the guy for the job when I saw his YouTube videos. Chad sold my house in less than two months. I was out of town for much of the process and had a lot of repetitive questions, but he was always patient, responsive, and easy to work with. I am incredibly meticulous about decor, organization and cleanliness, but I firmly believe that my OCD ways😁 in combination with the video Chad created to showcase my home, along with his relatable, down to earth charisma and knowledge of the local market/community were some of the top reasons my house sold. Chad was professional and easy to trust from start to finish. He related messages via text and also used email for vital documents. Equally important was how easy it was to get on a call with him. He accepted my feedback without frustration and never came across as pushy or as a flashy realtor that lacks personal connection. My advice to anyone selling their home is to keep it clean, organized, and ready to show (it really does help). Pair that with an honest agent who knows the area and the market, and you'll give yourself the best chance for a quick sale. Chad was exactly that, and I'd recommend him without hesitation.

Chad closed his 3rd deal with us today and this one was probably the hardest and certainly the longest. I would not recommend Chad Vaughan to any first-time homebuyer. We have a complex credit situation but a strong household income. I was upfront about this via text/email because I didn't want to waste anyone's time. We scheduled a call for Tuesday at 4:00 PM. He completely ghosted the call. No text, no heads up. He didn't reach out until 7:00 PM asking if I was "available by chance." When we finally spoke, his demeanor was incredibly discouraging and pessimistic. Instead of being a problem-solver or an advocate, he was condescending about our price range and our neighborhood goals. A realtor should be in your corner, motivating you; Chad did the opposite and actually put a damper on our excitement about buying a home. He promised to do research and get back to us by the next business day (Wednesday). It is now Thursday morning and I have heard absolutely nothing. I contacted another realtor the same day who was encouraging, professional, and sent us potential homes within hours. It’s clear Chad only wants to put effort into "easy" or high-end clients. If you are a first-time buyer looking for a partner who will actually work for you, look elsewhere.

We originally found Chad through his YouTube channel and we are so glad we did. Buying a house is stressful, but buying a house from a different state even more so. Chad quickly earned our trust doing everything in his power to find us our dream home while making the process as smooth as possible. DO NOT build a new home without a real estate agent!!! You do not want to play that fun game of “F around and find out” with your biggest investment. We built a new home in Kissimmee, FL and ran into several issues with the builder during the eight month build process. I learned very quickly that the builder takes you more seriously once your real estate agent gets involved. Anytime we had a problem I’d text Chad and he’d respond right away and just handle it. He’s fast, relentless, and actually fights for you. He’s not one of those agents who just asks the builder a question and relays the answer, nope! This man goes to battle for you until you get the result you’re happy with. When we first signed our sales contract one of the papers I signed was an “included feature sheet” one of the included features was solid surface window sills. Fast forward seven months to our final walkthrough and there’s no window sills at all! Chad immediately called out the builder who tried to say I’d signed an “old” feature sheet because their marketing team forgot to give me the updated one. Chad fired back and legit said “It’s not the buyer’s responsibility to make sure your marketing team does their job.” 😂 Chads comebacks are my favorite. Long story short, I now have the only house in my neighborhood with beautiful white marble window sills. Chad also saved us big time with our private inspection. The inspector he lined up did a sewer-scope camera check and found a major busted sewer pipe out front by the road. If we hadn’t caught that prior to closing nasty poopy sewer water would’ve eventually backed up into our brand new home 🤢 Chad made sure the builder dug up the yard, replaced the lines, and sent proof of the repairs before closing. So picture this… 3 days before closing, there were guys inside installing new window sills and guys outside digging up the front yard all because Chad refused to let anything slide. Chad is hands down the best. What you see on Instagram is exactly what you get in person. He’s straightforward, down to earth, always on time, and always responds super fast to everything. He even helped me two months after closing with a random issue I had with the title company. He truly goes above and beyond and somehow still makes you feel like you’re his only client. I’m so thankful I found my agent for life 🫶🏻

Chad is the real deal! No complaints. As a first time home buyer closing at the end of 2025, I was skeptical of just about everything going into the market. I was introduced to Chad by a friend who spoke nothing but high praises and now I honestly see why. Chad sits down with you and explains the whole process so you’re not going in blind. Then he’s present and going to bat for you at every inspection, negotiation, and signing giving you suggestions he would take if he was buying the house himself. He’s chill and personable and takes care of most of the unneeded stress in buying while ensuring you know what’s going on and why. I’d definitely recommend to a friend/family. Beast Mode. I could not have dreamt of a smoother home buying experience than what followed after I hired Chad as my agent. From day 1, Chad was asking all the right questions and giving all the right info to guide and coach the rookie home buyer that is myself. But what really left an impression was when Chad didn't know a satisfying answer immediately (a rare occurrence), he wouldn't try to BS his way through. He would divulge what he could and then say "honestly I don't know, but I can get that answer for you". And then he came through with the follow up in a prompt manner. That is the mark of a champion, in my humble opinion. It was obvious how much Chad was doing behind the scenes. But he made it look easy, and made it effortless on my part. If I didn't know any better though, I would've thought I was Chad's only client. Exceeded Expectations. Finally decided this year was my end of renting and was ready to own a home that would truly be My space:-) Chad was recommended to me by an associate. After being introduced Chad communicated what to expect, set up a portal for us to communicate and for me to view houses selected by Chad based on my preferences. Chad - A Personable/Knowledgeable Agent. Being a first-time home buyer can be scary, challenging, and oftentimes overwhelming with lots of unknowns. However, due to Chad's guidance and support, we were able to easily navigate any bump in the road along this journey. One of Chad's key strengths is his communication skills. He is easily reachable via any communication outlet (text, phone call, email, social media, etc). We regularly asked questions and would receive detailed responses very quickly. His ability to simplify concepts regarding real estate, the market, and home-buying in general helped us both feel confident in our decisions throughout this process. Another key skill Chad had that specifically helped us out was his attention to details. For example, during house tours he would first allows us to observe, and if we missed anything, he would quickly help us point things out (potential signs of water damage, the age of the HVAC system, etc.). Amazing Realtor that were knowledgeable, patience, honest and great communication skill. We from Boston and decided to buy a vacation home in Florida. Then I reached out to my long time realtor from Boston to do some research and find me a realtor in Florida. My Realtor from Boston know that I need a realtor that know the area really well, aggressive and up to date with technologies to help look into properties. He then found Chad and told me to read all the review about Chad and look at all the activities that Chad did in the past few year. After carefully read everything, I decided to email and call Chad to introduce ourself and tell him what we are looking for. After the first conversation, I felt very comfortable with Chad so we jump into looking for property right away. We did travel Florida 2 times and went with Chad for properties tour but didn’t find anything we like. It’s very difficult for us to fall in love with a property, we are crazy picky, plus we not in a rush to buy and want to get the best deal we can get in this crazy hot market. We did put in couple offer but got outbid. Then we found a property in Davenport (after 5 months of house hunting) so we ask Chad to help us put in an offer right away. We got accepted the next day without seeing the property. The next couple of days Chad helped us tour the property and record a detail videos or us to see, as well as recommended us a home inspector that be able to do a details inspection within a week. It’s a long process back and forth but Chad was very patience with us and guide us through the process. We finally see our house on the final walk through, and close the deal in 30 days. My husband and I absolutely loved the way Chad took on the task of helping us find the home we wanted.
